How much is homeowners insurance in New Orleans, and how does it change what you can afford?

Homeowners insurance in New Orleans often costs several times the national average, and your lender counts it in your monthly housing payment. A higher premium means the same income qualifies for a lower price, so get insurance quotes early, before you’re committed to a home.

Figures and programs checked against Insurify, the Louisiana Department of Insurance and local news reports on October 26, 2026.

What New Orleans homeowners pay

One national comparison site, Insurify, puts the typical New Orleans premium at about $6,700 to $6,800 a year for a home insured for $300,000. That compares with about $4,400 across Louisiana and about $1,770 nationally. The site doesn’t date its figures, so treat them as a rough guide. Your own quote depends on the home.

Although property insurance premiums can be less expensive than the range shown above by Insurify for homes in New Orleans, it’s safe to be conservative and create initial estimates using these figures. If the home was built more recently and/or has a newer roof, premiums can be less than $6,800. But, depending on the size and condition of the home, premiums can be higher as well.

What moves your premium most:

  • Wind and hurricane risk. Many policies carry a separate hurricane or named-storm deductible, often a percentage of the home’s coverage.
  • Roof age and type. An older roof can raise the premium or limit which insurers will write the policy.
  • How the home is built. Construction, elevation and updates to wiring and plumbing all count.
  • Your deductible. A higher deductible lowers the premium but raises what you pay after a claim.

How insurance changes what you can afford

Your lender looks at your full monthly housing payment: principal, interest, property taxes, homeowners insurance, flood insurance if it’s required, and any HOA dues. That total is compared with your income to get your debt-to-income ratio. A higher insurance premium raises the payment, so the same income qualifies for a lower price.

That’s why I ask buyers to get insurance quotes as soon as a home is identified.

Homeowners, wind and flood: what each covers

Coverage What it covers Does your lender require it?
Homeowners Damage from fire, wind (unless excluded), theft and other covered events, plus liability Yes
Wind and hail (when excluded from the main policy) Wind and hurricane damage, bought as a separate policy Yes, if wind isn’t covered by your homeowners policy
Flood Flood damage, which homeowners policies exclude Only in high-risk flood zones; I recommend it everywhere in New Orleans

Lowering your premium with a FORTIFIED roof

A FORTIFIED roof is built to a stronger standard against wind. Louisiana now sets discount benchmarks that insurers must apply to the hurricane portion of the premium by January 1, 2027. In south Louisiana, the benchmarks are up to 49% for FORTIFIED Gold, 43% for Silver and 29% for a FORTIFIED Roof.

The state’s Louisiana Fortify Homes Program offers grants of up to $10,000 toward a FORTIFIED roof. Grants are awarded by lottery in rounds, and Orleans, Jefferson and St. Tammany parishes are eligible. Check the Louisiana Department of Insurance for the current round.

When to get quotes

Get quotes as soon as you’ve identified a home, and before your inspection period ends, while you can still walk away. Give your insurance agent the roof age, the year the home was built and any recent updates. You’ll pay the first 12 months of the premium at closing, so the quote also affects how much cash you need to close.

How I help

I coordinate with your insurance agent so the policy is in place before closing. If you need an introduction, I refer buyers to qualified insurance agents who have a great track record. After closing, I review your escrow statement each year to catch errors when your premium changes.

Common questions

Does homeowners insurance cover flooding?

No. Flood damage needs a separate flood policy.

Is homeowners insurance paid through my mortgage?

Usually. With an escrow account, your lender collects it with your monthly payment and pays the premium when it’s due. You also pay the first year up front at closing.

Can I change insurance companies after closing?

Yes. Keep the coverage your loan requires, and send the new policy to your loan servicer so your escrow account is updated.

Will a FORTIFIED roof lower my premium?

It should lower the hurricane portion of the premium. The amount depends on the designation and your insurer. Ask your agent for a quote with and without it.
